Construction Documentation and Tendering

  • Formulate contract strategy
  • Assist the Client appointed Legal Team with the modification to and compilation of Contract Documents for all construction contracts
  • Monitor progress of documentation to ensure overall development programme is maintained
  • Prepare programme for inclusion with tender documents
  • Monitor receipt of authority approvals
  • Manage detailed design
  • Establish management reporting systems
  • Chair project management meetings and report at project control group meetings
  • Undertake a Value Management session to assess any viable savings on the project
  • Review variables and confirm development budget
  • Assess and propose a breakdown of trade packages for inclusion in contract documentation
  • Co-ordinate and manage preparation of tender and contract documentation including detailed review prior to tender for client approval
  • Make recommendations to Client on final invited Contractor tender list
  • Call tenders
  • Co-ordination of Tender process including detailed analysis of tender submissions, recommendations to Client and final negotiations and appointment of Contractors / suppliers
  • Formalise contracts.


Tender Negotiations

  • Respond to all tender queries
  • Analyse, review and assess all tenders
  • Attend and minute tender interviews
  • Provide tender recommendations
  • Manage and coordinate the amendment of all tender documents to match the approved contract documents.


Generally - Interface During the Design Stage

  • APP shall review and co-ordinate all drawings issued by other Consultants, Contractors and Sub-Contractors for constructability purposes. The design consultants shall be responsible for ensuring that design detailing shall be in accordance with the Specifications.
  • APP shall coordinate the drawings received from design consultants or contractor/subcontractor to facilitate all works which are necessary to completion of construction of the project.
  • APP shall coordinate with the Design Consultants for the timely receipt of information facilitating the construction.
  • APP shall inspect and reject / approve materials samples and method statements submitted by the Contractors and Sub-Contractors so that all materials are in accordance with the contract Specifications. Design consultants shall provide the Specification of all materials samples.
  • In terms of work quality control, the APP Team shall inspect and provide approval to the Contractors for their submitted Work Method Statements in compliance with the Contract Specifications.
  • The APP Team shall co-ordinate and manage the other Consultant’s final inspection of the Works prior to Handing Over and End of Defects Liability and prior to issuance of Certification of Completion (Taking Over Certificate) of their respective services.
