The introduction to Quba apartments

Asia Pacific Projects received the project to build Quba apartments in Quay Park, near Britomart.  Originally, it housed 113 apartments across 6 floors, featuring an internal atrium, common areas, ground-floor shops, and basement parking.  A clever redesign converted some apartments into multiple, hotel-sized units, highlighting the project’s strong economic potential.

Today, Quba apartments boast over 160 rooms, ranging from studios to unique 3-bedroom penthouses.  It also features a cafe, meeting rooms, and a gym.  The prime location near downtown, Britomart, Spark Arena, and businesses has been a success, exceeding expectations of valuers, the operator, and the owner.  This project’s achievements were recognized by the Property Council Awards in 2017, receiving the “Best in Category” award for Tourism & Leisure. Unveiling Quba Apartments: Two Auckland Developments with Distinct Personalities

There appears to be some confusion surrounding two projects in Auckland, New Zealand, that share the name “Quba”. Both involve apartments, but cater to different areas and boast distinct features. Let’s delve into the details of each:

Quba Apartments (Britomart)

Constructed in 2008 by Dominion Constructors, this Quba sits in Quay Park, close to the bustling Britomart precinct. It offers a contemporary urban lifestyle with:

  • 113 Residential Units: Spread across 6 levels, these apartments cater to a range of resident needs.
  • Internal Atrium and Common Areas: The development fosters a sense of community with shared spaces, potentially including a lobby, recreational areas, or courtyards.
  • Commercial/Retail Units: Ground floor businesses provide convenience and vibrancy for residents and neighbors.
  • Basement Car Parking: With 196 car spaces, parking woes are likely minimized for residents.

Quba (Tapora Street)

This project, undertaken by Coltrane Trust, takes a different approach. Aiming to be a vibrant hub, it features:

  • Mixed-Use Development: Over 100 apartments are spread across four buildings, alongside 14 commercial units. This creates a lively atmosphere with residents having easy access to shops, cafes, or restaurants.
  • Outdoor Streetscapes and Central Courtyard: Quba Square, the central courtyard, becomes a focal point for community events or simply relaxing outdoors. Landscaped walkways presumably add to the aesthetic.
  • Completion in Late 2007 (archive information): News articles indicate construction began in September 2007 with a target completion date of late 2007. It’s important to note that this information is from 2007, so the project might be already completed.

Amenities and landscape around Quba apartments

Minimizing costs, waste, and construction time was crucial.  Therefore, the design prioritized retaining existing kitchens, bathrooms, fixtures, and building materials whenever possible.  New walkways within the atrium allowed the conversion of two-story apartments into single-level hotel rooms with access from former mezzanines.  These additions seamlessly blended with the existing design, creating the illusion they were always there and maintaining the atrium’s openness and light.

Upgrading fire safety, soundproofing, and the quality of fixtures and fittings further enhanced the luxurious feel.

Transforming an existing building with tenants and neighbors presented logistical challenges.  Daily traffic management, limited access for deliveries, and working around occupants all required innovative solutions.  For instance, bulky materials like drywall and lumber couldn’t fit through elevators or stairs.  Scaffolding with removed windows over the car park entrance provided access, along with Hi-ab delivery vehicles.  Sections of the site were cordoned off for deliveries, including heavy steel beams lifted by crane across the roof and into the atrium.  This ensured tenant safety and minimal disruption to their daily lives.

The original lobby’s Quba apartments, suitable only for a small apartment complex, was transformed by incorporating two adjacent commercial units.  This resulted in a spacious and inviting lobby, waiting area, cafe, bar, meeting room, and office.

Guests at Quba apartments can unwind at the spa and wellness center, featuring an outdoor pool, sauna, hammam, and a fitness gym.  Conveniently, on-site parking is complimentary.

Quba apartments offers air-conditioned rooms with a seating area, refrigerator, and a flat-screen TV with satellite channels.  Bathrooms are equipped with hairdryers and bathrobes.  Dining options include three on-site restaurants serving a variety of cuisines: national, international, and European.  For a different experience, guests can utilize the property’s barbecue facilities.  A hotel bar is also available. In-room dining and breakfast service can be requested for additional comfort.

Beyond relaxation, Quba apartments offers a range of activities: tennis, table tennis, mini-football, and even golf enthusiasts can enjoy a nearby course.  For venturing out, a bus station is located 9 kilometers away, with a shuttle service available for a fee.  For longer journeys, Baku Train Station is 164 kilometers distant, and Heydar Aliyev International Airport is 191 kilometers from the hotel.
